A deliberately small portfolio across the Puget Sound, looked after by one manager who has stood in every one of these homes. No call centre, no ticket queue, no wondering who has your keys.

01Services
From listing through every renewal after — priced right, leased fast, maintained before it becomes expensive.
Priced to the market as it is this month, photographed properly, shown in person, and screened thoroughly — so the right tenant moves in the first time.
Online payments, automatic reminders, and unembarrassed follow-up on anything late. You are paid on schedule without ever making the call yourself.
Requests triaged the day they arrive and sent to trusted local trades. Small problems get fixed while they are still small problems.
Washington-compliant leases, disclosures and notices prepared correctly, and renewals negotiated ahead of expiry — not after the home sits empty.
Clear statements, documented income and expenses, and records kept so that tax season is a download rather than an excavation.
Documented condition reports, deposits handled to the letter of Washington law, and a clean handover to whoever comes next.
02Portfolio
Four of the strongest in the portfolio, with the rent each is achieving right now. Every one of them is occupied.

03Who you work with
Teaching is the day job. Real estate is the plan.
Emily Cloward has worked in real estate since the year she finished high school. It is the thing she keeps coming back to, and it is the reason this company exists. She teaches second grade as well — which, as she will tell you, is its own kind of property management: a room full of small tenants, a constant queue of maintenance requests, and absolutely no tolerance for a slow response.
The goal is not complicated. Grow Living Real to the point where property management is the whole job, and teaching becomes the thing she used to do. Every owner who comes aboard moves that a little closer.
In the meantime she manages every home in this portfolio herself. She knows which unit has the temperamental furnace, which tenants pay early, and which roofs are coming due. When you call, you reach the person who already knows the answer.
And if something breaks at ten in the morning?
Emily is in a classroom during school hours — and she is not the only person on this. She has a team behind her. Calls get answered, vendors get dispatched, and somebody is at the property the same day. Nothing sits waiting for the last bell.
04Get in touch
One rental or several — Emily will walk the property, give you an honest read on what it should rent for, and tell you plainly whether we are the right fit.
